Terms & Conditions

Summit Residences provides professional residential search and consultation services in Taiwan. Our services include property identification, viewing coordination, lease review, and support throughout the rental acquisition process. Specific service scope varies by service level selected. Services are provided on a professional consultancy basis and do not constitute real estate brokerage or agency representation under Taiwan law.

Services are available to individuals eighteen years of age or older who possess legal capacity to enter into binding agreements. By engaging our services, you represent and warrant that you meet these requirements and that all information provided is accurate and complete.

As a client, you agree to:

• Provide accurate and complete information regarding your requirements
• Respond to communications in a timely manner
• Attend scheduled property viewings or provide notice of cancellation
• Review all property information and lease documents carefully
• Conduct your own final evaluation before committing to rental agreements
• Comply with all applicable laws related to residential rental in Taiwan

Service fees are determined by the selected service level and are payable in Taiwan Dollars (TWD). Payment terms are established in the service agreement. Fees are non-refundable once services have commenced, except as specifically provided in the service agreement.

While we endeavor to provide high-quality services, we make no guarantees regarding specific outcomes. We do not guarantee that suitable properties will be found within any particular timeframe. Property information is provided based on data from property owners; we cannot verify all details independently. Clients are responsible for conducting their own due diligence and making final decisions about rental agreements.

Our liability is limited to the amount of fees paid for services. We are not liable for indirect, incidental, consequential, or punitive damages. We are not responsible for property owner decisions, property conditions discovered after lease signing, or disputes arising from rental agreements.

These Terms and Conditions are governed by the laws of Taiwan. Any disputes shall be resolved through good faith negotiation or subject to the jurisdiction of the courts of Taichung, Taiwan.
